LeanTo Lounge by OFS

Every building has those spaces that people are drawn to for escape. Some are intentional through architecture, while others are more natural based on flow and activity or the lack of it. Nooks, alcoves, corridors, and stairs often present an escape and that's exactly what LeanTo is designed to achieve. Outfitted to feel like it was built into your space, LeanTo solves the need to take back our own attention or give full attention to others. Similar to individuals, small groups need to escape as well as align and set pace. Seek shelter from the norm, meet LeanTo.

Berkadia Innovation Center

Berkadia wanted to renovate their space in Philadelphia, PA to create an Innovation Center, a hub for brainstorming, collaboration, and thought leadership. Located downtown near universities and "Innovation Row," they had the perfect location and support to do so. Together with Meyer Design, OFS, JLL, and D&R, they created soft architecture within the space to provide structure amidst high ceilings and open space. The variety of meeting spaces, from private focus areas to closed collaborative rooms, foster ideation and energizes employees to do their best work.

DLR Group was tasked with transforming the 2nd floor of an existing building on the University of Miami's campus into a vibrant student village that would support various student organizations. To start, DLR Group established interactive engagement sessions with the students and faculty themselves, as well as the University of Miami's Office of Design and Construction to discover how to best represent each group and support their individual needs.

The Whitten Center Student Village provides space for various cultural student organizations reflecting the vibrant community at the University of Miami. To best highlight each group, DLR Group turned to their in-house Experiential Graphics Team to create custom murals throughout the space. They also made sure to meet with each student org to choose a color palette and patterns that would best represent their unique cultural identities. The Village also houses the Office of Multicultural Student Affairs, the LGBTQ+ Student Center, the Graduate Student Organization, and the newly implemented Veteran Resource Center. Several open student lounges encourage collaboration and engagement between these groups and all students who pass through the Whitten Center.

“I am proud of many different things on the project, but my favorite part was seeing the joy and excitement on the students’ faces when they came in for the photoshoot.” - Karli Kronmiller, DLR Group

The Phoenix Financial Center, affectionately known as “The Punchcard Building,” because of the pattern on the back of the complex, has been an iconic representation of cutting-edge architectural design in Phoenix since its completion in 1964. It was one of the first planned multi-use facilities in the United States, incorporating shopping, dining, residential areas, and office space.

Located in Midtown Phoenix, Ironline Partners and others sought to bring new life to the area and complex. Together with SPS Plus Architects, Full Circle Arizona, and SunBest Builders, the team set out to renovate the 18th floor of the Phoenix Financial Center to create a co-working space that would inspire and draw the local community together.
